Liquid sealant – a mixture of coal tar, sand, performance additives, a quick dry component, and water

NOT a crack filling agent (crack filling must be done prior to sealcoating)

Fresh sealcoat brings a deep, rich, black color to the pavement, making it look like new. First impressions are greatly enhanced with a fresh sealcoat.

  • Slows Oxidation and Sun Damage

Exposure to oxygen hardens asphalt binders. Sun causes the essential oils and binders to dry out. This results in a brittle pavement surface that soon cracks.

  • Prevents Water Penetration

The #1 enemy of asphalt is water. Asphalt is porous. Left unsealed, water will penetrate the sub-base, weakening it and reducing pavement strength.

  • Increased Flexibility

Sealcoating keeps a parking lot black. The blacker it is, the more solar heat is absorbs which makes for a more pliable and less brittle surface area.

  • Protects Again Gas and Oil Spills

Sealcoating creates a protective barrier and slows penetration of gas, oil and chemicals.

  • Easier to Clean and Maintain

A quality sealcoat  fill surface voids while coating the pavement surface. This creates a smoother surface which is easier to maintain.

  • How is Seal Coating Applied?

Asphalt surface must be clean and free from all dirt and debris.

Seal Coating is applied by pressurized spray application . It is of most importance that equipment shall have continuous agitation capabilities – this will  insure consistency of pavement sealer  throughout the application process. Hand squeegees and brushes shall be used  to carefully trim all edges, and in areas not wide enough to use pressurized spray system.

Note: Pavement surface repairs should be made prior to sealcoating with  hot  asphalt mix. Cracks should be filled with  hot rubberized joint sealer or cold applied crack fillers
